We are seeking an experienced and dynamic Project Manager to join our growing real estate investment firm specializing in the flipping of residential properties. Conversion of Multi Family properties and more. The ideal candidate will be responsible for overseeing all aspects of property acquisition, renovation, and sale, ensuring projects are completed on time, within budget, and to a high standard of quality. This role requires a blend of project management expertise, real estate knowledge, and a keen eye for detail.

Key Responsibilities:

Project Planning and Execution:

Develop detailed project plans, including timelines, budgets, and resource allocation.

Coordinate with contractors, suppliers, and other stakeholders to ensure all project milestones are met.

Budget Management:

Monitor project finances, including cost control, forecasting, and reporting.

Identify and implement cost-saving measures without compromising quality.

Property Acquisition:

Assist in the selection and acquisition of properties, evaluating potential based on market analysis, property condition, and projected ROI.

Negotiate contracts and oversee due diligence processes.

Renovation Oversight:

Supervise all renovation work, ensuring compliance with local building codes and regulations.

Manage subcontractors, ensuring quality work and adherence to schedules.

Sales and Marketing:

Work closely with the sales team to prepare properties for listing, including staging and photography.

Assist in setting competitive pricing strategies based on market conditions.

Risk Management:

Identify potential project risks and develop mitigation strategies.

Ensure all work meets safety standards and legal requirements.

Team Leadership:

Lead and motivate a team of project coordinators, site managers, and administrative staff.

Foster a collaborative environment with external partners and vendors.

Reporting:

Provide regular updates to senior management on project status, financials, and any issues that need attention.

Prepare detailed project close-out reports.

Requirements:

Experience:

Minimum of 5 years in project management, preferably in real estate development or construction.

Proven track record in managing multiple projects simultaneously.

Skills:

Strong leadership and organizational skills.

Excellent negotiation and communication abilities.

Proficient in project management software (Asana).

Knowledge of construction methods, materials, and local building codes.

Financial acumen with experience in budgeting and financial oversight.

Certifications: PMP or similar project management certification is a plus.
