DEFINITION AND SCOPE OF RESPONSIBILITIES:
Groundskeeper/Custodian I will perform routine tasks such as cleaning, maintaining, and improving the fire district’s buildings and grounds. This position is responsible for maintaining grounds by picking up debris, trimming trees, mowing grass, landscaping grounds, changing trash bags in trash cans, and cleaning restrooms and common areas. Employees in this position must be able to work independently and assist with requests for various projects, repairs, and other duties as assigned.

WORK WEEK AND HOURS:
The position is full-time, FLSA non-exempt, and regularly operates forty (40) hours per week under Article 14 of the Local 2024 Collective Bargaining Agreement. Employees may be assigned a five-day, eight-hour-per-day schedule (5/8) or a four-day, ten-hour-per-day schedule (4/10). Staff are expected to respond to after-hours calls if needed. Hours outside the defined work schedule are paid at an overtime rate of one and one-half (1.5) times the employee’s regular hourly wage. The Employer may assign work, determine employees' duties, and assign hours at their discretion based on organizational need.
SUPERVISION RECEIVED:
Work is performed under the general supervision of the Facilities Supervisor and/or the Director of Enterprise Services.
CUSTODIAL FUNCTIONS:
Performs routine custodial work, such as vacuuming and spot-cleaning carpets.
Remove trash, clean, disinfect, and stock paper and supplies in restrooms.
Clean exterior glass surfaces and pressure wash areas as necessary.
Performs routine building inspections to check for issues or concerns with facilities.
Installs and monitors pest-control devices; constructs barriers to help contain pest infestations
Delivering or picking up supplies, parts, and other project materials.
Supports special events by setting up, tearing down, and other miscellaneous duties.
Performs other work as assigned by the supervisor.
GROUNDSKEEPER FUNCTIONS:
Ensuring that the district’s outdoor facilities are neat and presentable to the public.
Controlling of vegetation growth by cutting, trimming and, edging lawn areas and beds.
Cleaning of exterior areas and pressure wash areas as necessary.
Operate irrigation systems during growing seasons.
Performs daily rounds of facilities to pick up trash and empty cans. Inspects all areas for damage or vandalism.
Responsible for the cleaning, washing, preventative maintenance, repairs, and routine servicing of all assigned equipment.
Performs emergency repairs promptly and efficiently.
Keeping daily logs and records of all performed maintenance.
KNOWLEDGE, SKILLS, AND ABILITIES:
Knowledge of:
Knowledge of the mechanical operation of light equipment, standard tools, materials, and methods for maintaining grounds.
Knowledge of the occupational hazards and safety precautions of the mechanical and building trades.
Familiarity with using Computer Maintenance Management Software to track work orders.
Skills and Abilities:
Skilled in safely lifting, pulling, and pushing materials and equipment.
Skilled in making minor repairs and adjustments to equipment and tools.
Excellent problem-solving skills.
Strong interpersonal communication and customer service skills.
Good record-keeping and file-management skills.
Ability to walk and stand for long periods while working outdoors in extreme temperatures.
Ability to organize, set goals, and execute tasks through completion.
Ability to establish and maintain effective working relationships with others.
Ability to understand and execute oral and written instructions
EXPERIENCE:
Minimum Qualifications:
Two (2) years of experience in either grounds maintenance, custodial, or general facilities maintenance.
Desirable Qualifications:
Two (2) years of experience with irrigation systems maintenance. This includes regular inspection, cleaning, and repairing all pipes, valves, sprinkler heads, controllers, and backflow preventers to ensure efficient and proper water distribution to a designated area, preventing leaks, clogs, and malfunctions while optimizing water usage.
OTHER REQUIREMENTS:
Washington State driver's license and driving record free of serious or frequent violations.
Must pass a criminal background check and drug screening.
TOOLS AND EQUIPMENT USED:
Power tools, hand tools, and equipment for building maintenance and custodial work; maintenance tools such as painting equipment, yard tools, and other tools required for minor repairs and routine maintenance; personal computer, calculator, phone; mobile or portable radio.

The employee must frequently walk, stand, sit, talk, and hear. Occasionally requires lifting or moving equipment up to 50 lbs. or more, with or without assistance. Often required to use hands to handle, feel, or operate objects, tools, or controls and reach with hands and arms. Occasionally required to climb ladders, balance, stoop, kneel, crouch, or crawl. Specific vision abilities this job requires include close vision and the ability to adjust focus.
WORK ENVIRONMENT:
Employees frequently work near moving mechanical parts. Employees occasionally work in outside weather conditions, are exposed to wet and humid conditions, and may be exposed to fumes, chemicals, and odors associated with facility service operations.
The noise level in the work environment can become moderately noisy to loud. All proper safety training, protective clothing, and hearing equipment are provided.
