The goal: guests never feel any disruption to electricity, AC, hot water, elevators, etc. The Duty Engineer is the "pilot" of the hotel during nights, weekends, and holidays - the first decision-maker for any emergency or breakdown. Techanical Engineering OperationMonitoring: Conduct BMS panel rounds every 2 hours for electricity, HVAC, chillers, boilers, generators, pumps, elevators, WTP/STP. Log all readingsShift Preventive Maintenance: Execute minor PMs per shift schedule: AHU filter changes, generator oil checks, emergency light tests, cooling tower flushingBreakdown Response: Respond <5 mins for power failure, AC down, no water, stuck elevator. Perform isolation, bypass, or generator startup per SOPEnergy Management: Control electrical load during peak demand. Adjust AC setpoints for public areas at night to save energy without affecting guest comfortSafety & Compliance: Test fire alarms, smoke detectors, sprinkler zones per schedule. Enforce LOTO during work. Check for gas/refrigerant leaks.
