The Property Manager position is a part time position with flexible hours. The hours are dependent on getting the work completed when needed. The person must be a good communicator, organized, able to use Microsoft Office products, have your own car and a positive attitude. The tasks for this job are below but not limited to these tasks:
Monitors monthly rent collections. Not responsible for physical collection of rent or depositing rent. Rent is paid to our Packer drive office and deposited by someone else.
If rent is not received by the 5th of the month must follow up with each late tenant with a phone call and email.
Must send out statements and 5-day, 14 day and 21 day notices.
If a tenant is in default and vacates, must fill out all legal papers for small claims, must appear in small claims and if case is won, must fill out all paperwork for wage garnishment.
Property Manager will be responsible for quarterly tenant visits/expectations to ensure units are kept in good repair, that all people living in the unit are on the lease and that only pets on the lease are at the property.
When units become available will put advertising for rent.
Will do check out inspection and develop a list of what needs to be done to get the unit rented.
Will work with cleaning people to ensure units are cleaned per our standards.
Any repairs will be coordinated by Property Manager with handy man.
Show units.
Perform move in.
Create leases, make sure they are signed, ensure security deposits are collected along with any pet fees.
Ensure tenants are getting service and will stay with us for years.
No accounting duties are needed.
Other duties as needed.
WORK EXPERIENCE REQUIREMENTS / SKILLS / QUALIFICATIONS
3 or more years customer service experience or property management.
Ability to pass vocabulary test on current business hardware, software and mobile devices
Ability to pass proficiency in use of basic business software
Ability to pass test demonstrating superior written and verbal communications skills
Ability to multitask and make decisions in complex, dynamic work environment
