Commercial Real Estate Lead Generation Specialist

About the Role
We're seeking an experienced cold caller to identify and qualify companies with upcoming commercial real estate needs. You'll be conducting targeted outreach to uncover specific tenant requirements—NOT selling real estate. Your focus is discovering which companies will need large industrial or office space to lease within the next 1-2 years, and connecting with leasing brokers to learn about their clients' requirements.
Primary Responsibilities
Cold call companies to identify upcoming space needs (1-2 year timeline)
Contact leasing brokers to gather detailed information on their clients' requirements
Qualify leads by documenting specific needs: space type, square footage, location preferences, timing, and decision-makers
Maintain accurate records of all conversations and prospect details
Compile prospect lists (lists may be provided, but ability to source your own is a significant advantage)
Work Location
Much of this work can be performed remotely. If you're also available for in-person work, please indicate this in your application.
Required Qualifications
Proven cold calling experience (this is non-negotiable)
Sales background demonstrating your ability to handle objections, build rapport, and maintain professionalism
Working knowledge of industrial and office real estate fundamentals (you don't need to be an expert, but must understand basic terminology and concepts)
Self-motivated and comfortable working independently
Excellent communication and documentation skills
Compensation & Terms
Rate: $30 per hour
Schedule: Completely flexible—no guaranteed hours, no required minimum commitment
Status: Strictly independent contractor position
INDEPENDENT CONTRACTOR ACKNOWLEDGMENT
This is an independent contractor position under California law. You will:
Control your own work schedule and hours
Provide your own equipment and workspace
Not receive employee benefits
Receive IRS Form 1099-NEC for tax reporting
Be responsible for your own taxes, insurance, and business expenses
Maintain the right to work for other clients
Not be subject to company employee policies or procedures
