Work Description:
1. Work on the scoping and bidding of projects. Includes take offs,
subcontractor field walks, input of unit pricing, and bid spreadsheet development.
2. Work on the negotiation of owner contracts. Procure ACI insurance certs for
the owner, and work with Arndt Construction to get bonding lined up if needed.
3. Develop materials takeoff’s for items purchased by ACI, get multiple quotes for items,
and procure as needed for timely execution of the work.
4. Develop sub scope documents, bid out work if sub is not already locked in, create draft
of subcontract and review with Vinny, send subcontract to Subcontractor. Make sure to
procure GL, WC, and W9 info on any subs signed up.
5. During rollout time in the mornings, walk job and plan each day’s work with goals for
progress. Try not to get pulled into fire drills unless necessary. Each day should have a
“work to complete” list with staff assigned to items. Check in with Supt if you have one
on the job to layout demo and carpentry work as needed, allowing ACI labor staff to
work efficiently.
6. Work with subs on layout items (i.e., fixture locations with plumbing sub, duct routing
with HVAC sub, light locations with electrician, etc.).
7. Work with owner on layout and get buyoff on final locations in a timely enough manner
to keep work moving efficiently.
8. Check quality of staff and subcontractor work to ensure it meets: Arndt Construction
general levels of quality, the requirements of contract documents, and the owner’s
expectations.
