JOB DESCRIPTION
We are looking for an Project Manager (PM) to work out of our southern Marin office. The PM will report to, and support our Senior Project Manager on large scale residential projects that range in value from $5mm to $15mm+ through out all phases of residential construction. Different from other GCs working on these large residential projects, we limit our total project load to 4 (occasionally 5) projects at any given time.
The PM is involved in pricing and budgeting, job costing, contract administration, site communication, document management, change order pricing, submittals, and subcontractor relations. A successful PM is committed to communication, collaboration, cooperation, a great attitude, and patience. The PM can expect to execute challenging tasks and juggle always-changing priorities. Over the years we’ve identified that a respect for architecture, design and very high-quality construction helps to motivate through challenging moments.
Additional job duties include but are not limited to the following:
PreConstruction project set-up, project organization, budgeting, contract administration, construction phase bidding, scope of work assembly, diligent follow-up, tracking, and subcontractor bid comparisons for evaluation by Project Manager
Preparation of construction phase budgets, budget presentations, and entering of approved budgets in company’s ERP software. Monthly preparation of various project status reports, job cost analysis, and budget forecasts.
Complete subcontract administration including: subcontractor change orders, complete document management including drawings, permits, RFIs, submittals, and other project documentation as required.
Complete A-Z preparation of monthly Client payment applications including verifying and coding of subcontractor invoices, collection of lien releases, and other required pay application documentation as required.
Manage, log and track subcontractor certificates of insurance. Communicate with site office, field personnel including site superintendent. Support site superintendent in administrative tasks as required throughout project. Collect and finalize operation and maintenance data (close-out) from subcontractors and organize into binders or electronically
EDUCATION, EXPERIENCE AND SKILLS
Bachelor’s Degree in construction related field including construction management, architecture, engineering or prior relevant work experience.
Strong computer skills including intermediate or advanced Excel, Google Docs, BlueBeam, BuilderTrend, and cloud-based storage systems (i.e., Box and Dropbox) and billing systems should be communicated.
Independent and self-starting with strong attention to details and deadlines.
Thorough and confident understanding of math, job cost tracking, and budgeting is required.
Motivation to continually learn and take on added responsibilities while maintaining a positive attitude.
We expect a successful candidate to have ability to pro-actively look ahead, and organize activities to stay on top of the project’s needs.
BENEFITS + COMPENSATION
Group Medical / Paid Time Off (PTO), Paid Holidays, 401k
$50/hr to $70/hr (DOE), plus annual discretionary bonus.
