As a key member of our property management team, you will have the chance to grow professionally while supporting the maintenance and operations of both residential units and the common areas of the property.

As a Maintenance and Grounds Technician, you will report to the Facility Manager and play a crucial role in maintaining property standards, addressing work orders through BuildingLink, conducting routine inspections, and ensuring compliance with safety regulations and HOA guidelines. Your work will directly contribute to the comfort and satisfaction of our residents and the smooth operation of the property.

Key Responsibilities:

As a member of the maintenance team strive to achieve the high maintenance standards established for the common areas of the community.

Participate in routine trash removal, cleaning, painting, minor repairs, planted areas weed removal, watering, planting, irrigation repairs, walkways and common areas maintenance.

Perform daily maintenance for residents and the community’s commercial businesses.

Carry out repairs on systems such as plumbing and electrical.

Provide routine maintenance including light bulb replacements, smoke detector battery changes, HVAC and water filter changes, and flapper replacements.

Execute preventative maintenance, including painting and repairing high-traffic areas.

Prepare elevator and hallway areas for move-ins and move-outs.

Assist in organizing, setting up, and tearing down Community Socials (4 events per year).

Respond to building emergencies, such as fire alarms, water damage, etc., as needed.

Promote safety, good communication, and a positive atmosphere among residents and staff.

Work to insure all inventoried items are in good working condition.

Report all maintenance emergencies and accidents immediately to the Maintenance supervisor and or Property Manager.

As well as all other duties that may be required from time to time by their immediate supervisor, General Manager and/or Board of Directors.

Minimum Qualifications:

High school diploma required (additional training in systems like HVAC is a plus).

Preferably a minimum of 1 year of experience in Facility Maintenance and Janitorial.

Must possess a current driver’s license, and a clean driving record.

Must be comfortable with heights (climb ladders).

Strong organizational, customer service, and communication skills.

Ability to work independently and as part of a team.

Knowledge of BuildingLink is helpful, but not required.

Good reading and writing skills.

Must have knowledge of general repairs and be able to perform physical tasks and use maintenance tools in both indoor and outdoor environments.

Job Details:

Starting hourly rate: $22.00

Position, up to hours 20 per week.

A minimum of three professional references is required.

After completing a 90-day probationary period, part-time employees are eligible for additional benefits.
