Job Summary
Līhu‘e Townhouse is seeking a dependable and skilled Condominium Maintenance Technician to maintain and care for a 4-story residential condominium building. This position is responsible for performing routine maintenance, responding to repair requests, and ensuring the building’s common areas and systems are safe, clean, and in good working order.
The Condominium Maintenance Technician assists and works under the direction and supervision of the Līhu‘e Townhouse Resident Manager and is expected to follow instructions, guidance, and priorities as assigned. The Condominium Maintenance Technician is also expected to be familiar with the Līhu‘e Townhouse House Rules and Policies and observe and document any apparent violations encountered or relayed during the course of their duties, and reporting such matters to management and the Board.
The ideal candidate is hands-on, safety-minded, and able to work independently while communicating effectively with management and residents.
Key Responsibilities
Perform routine building maintenance and minor repairs, including:
o Plumbing (leaks, clogs, fixtures)
o Electrical (light fixtures, outlets, switches)
o Carpentry, drywall, and painting
o Doors, locks, windows, and hardware
Maintain common areas such as hallways, stairwells, elevators (non-mechanical issues), and exterior areas
Conduct regular inspections of building systems and report larger issues to management
Coordinate access and assist licensed contractors when necessary
Respond promptly to maintenance requests and urgent repair issues
Perform preventative maintenance to reduce long-term repair costs
Maintain tools, equipment, and maintenance storage areas
Follow all safety procedures and building policies
Maintain accurate records of work performed and materials used
Participate in on-call or after-hours emergency response as required (if applicable)
Qualifications
Previous experience in building, apartment, or condominium maintenance is preferred, but not required. Certain skills and qualifications may be obtained through in-the-job training provided by the Līhu‘e Townhouse Resident Manager.
Basic knowledge of plumbing, carpentry, electrical, and general repair work (may be learned through on-the-job training)
Ability to safely use hand and power tools (training can be provided)
Ability to follow instructions, take direction, and work under the supervision of the Līhu‘e Townhouse resident Manager
Ability to work independently after training
Strong problem-solving and time-management skills
Good communication and customer service skills
Ability to lift up to 50 lbs and climb stairs regularly
Valid driver’s license
Preferred (but not required)
Maintenance certifications or trade training
Experience working in multi-story residential buildings
Basic computer or work-order system experience
