This is a working supervisor position that will oversee the staff in the maintenance department at a 306-unit residential property and collaborate with managers in planning and coordinating unit turnovers, routine work orders, general maintenance, purchasing, and inventory management. The supervisor will participate in the recruitment process; train and supervise; coordinate or directly address after-hour priority maintenance issues; monitor staff safety procedures and practices; be responsible for quality control; work with contractors and vendors; keep equipment properly maintained; participate in unit inspections; help to ensure that required materials and supplies are in stock; directly execute repair work; and keep the maintenance shop in good order, among other related duties.
Qualifications
- Years of experience in general residential maintenance - basic plumbing, electrical work, carpentry, and painting
- Uses positive strategies for increasing team knowledge and effectiveness
- Skilled in analyzing, planning, organizing, and coordinating
- Effective in collaborating with management team
- Possesses excellent communication skills of listening, writing, reading and use of tact and discretion
- Comfortable with Internet searching and using email and other MS Office applications
- Able to continually ensure effectiveness of work order, purchasing, and inventory control systems
- Can understand, speak, read, and write English to be able to fulfill the job responsibilities
- Able to lift 50 lbs
- Has good record of work attendance
- Possesses valid Hawai`i drivers license, current auto insurance, and clean driver abstract
