The Facility Manager is responsible for the complete management of a 60,000-square-foot, multi-level site. This role entails overseeing the maintenance, safety, organization, comfort, and efficiency of the facility.The Facility Manager must possess strong skills in technical maintenance, contract management, regulatory compliance, and project management, while upholding high standards of safety and quality suited to a prestigious environment. This role also requires close collaboration with other teams, the building owner, and other tenants to coordinate shared maintenance protocols.RESPONSIBILITIES:Relocation & Transition Management:Plan and execute the relocation of operations from the existing site to the new Raleigh facility in collaboration with the dedicated project manager.Coordinate with all APNA teams to ensure a smooth transition of equipment, supplies, and workspaces.Participate in the commissioning and handover of the Raleigh project to ensure the installation meets APNA’s operational requirements.Establish and formalize maintenance and service contracts with local providers to support the launch of operations, ensuring they meet APNA’s quality and safety standards.Track open items, finishings, and adjustments to installations related to construction, in coordination with internal and external construction teams.Facilities Management:Oversee the maintenance and functionality of all installations required for APNA’s operations.Ensure compliance in specialized areas, such as the watchmaking workshop, with cleanliness and climate control requirements.Keep architectural and technical plans up to date to facilitate interventions.Supervise and perform some general maintenance tasks (lighting, plumbing, cleaning, repairs) to ensure a functional and orderly environment.Oversee the regulatory maintenance and inspections of elevators and dumbwaiters, ensuring the acquisition of licenses and certifications issued by the State of North Carolina’s regulatory authorities.Manage the periodic maintenance of critical MEP systems (HVAC, chillers, compressed air, vacuum), in coordination with the owner for shared systems.Monitor energy consumption and identify optimization opportunities.Manage the infrastructure budget efficiently while respecting financial constraints.Identify solutions to reduce operational costs while maintaining quality standards.Ensure that compliance records are up to date and accessible to guarantee continuous compliance and facilitate internal and external audits.Introduce initiatives for energy efficiency, waste reduction, and technological solutions for maintenance.Manage site supply orders, including maintenance, office, kitchen and breakroom, and medical supplies.Collaborate with the logistics team to manage building and department consumables flow into the building and optimize storage spaces for all departments. Safety & Compliance:Manage inspections and licenses for regulated equipment (elevators, dumbwaiters, fire systems).Implement safety protocols, including fire and evacuation procedures, and organize regular training in partnership with security team.Ensure compliance with OSHA standards and other local and state regulations.Develop emergency response plans for power outages and natural disasters in partnership with security and logistics.
