About the Role
We’re seeking a dependable, safety-minded, and skilled Handyman to support the upkeep and preventive maintenance of approximately 30 residential properties. This role involves full-scope maintenance, landscaping, snow management, and repair services across a distributed portfolio.
The ideal candidate has strong generalist skills in carpentry, plumbing, electrical, and basic HVAC, can triage and diagnose issues quickly, and ensures all work is completed safely, to code, and in compliance with all applicable regulations.

Key Responsibilities
1) Preventive & Routine Maintenance
Execute preventive maintenance schedules (filters, smoke/CO tests, water heater/boiler checks, sump pumps, GFCI tests, caulking/weather-seal, gutter cleaning, etc.)
Conduct property condition inspections; identify and report emerging issues before failure
Maintain compliance items for licensed AFH locations (e.g., smoke/CO alarms, fire extinguishers, egress routes, grab bars, slip-resistant surfaces, scald protection/water temps)
2) General Repairs & Turns
Diagnose and complete minor to moderate repairs: plumbing (leaks, traps, supply lines, toilets), electrical (switches, outlets, fixtures), carpentry (trim/doors, drywall patching), painting, flooring spot-repair, and appliance installs
Perform light HVAC tasks: filter changes, thermostat swaps, and basic troubleshooting (escalate to licensed HVAC when required)
Complete punch lists, lock changes/rekeys, deep maintenance cleans, and ensure code/safety compliance prior to occupancy
3) Landscaping & Exterior
Conduct routine lawn care: mowing, trimming, edging, leaf cleanup, bed maintenance, and tree/shrub pruning
Perform seasonal maintenance: mulch installation, grading touch-ups, and drainage inspections to protect foundations
Repair fences, gates, decks, and exterior fixtures; complete seasonal exterior caulking and paint touch-ups
4) Snow & Ice Management (Seasonal)
Operate plow truck and/or snow blower to clear driveways, walkways, and designated areas according to route priorities
Maintain written logs of service timing for liability and documentation purposes
Conduct pre-storm staging and post-storm checks
5) Compliance, Safety & Documentation
Follow OSHA-safe practices, including ladder safety, lockout/tagout, PPE use, and manufacturer guidelines
Maintain accurate maintenance records, preventive maintenance checklists, before/after photos, and receipts
Support facility safety standards aligned with Wisconsin DHS 88 requirements (for AFH sites within scope)
6) Vendor & Materials Management
Source materials cost-effectively and maintain an organized inventory of common parts/supplies on the service vehicle
Obtain quotes, coordinate, and supervise specialty vendors; verify completion and quality before sign-off
7) Emergency Response
Participate in on-call rotation for urgent issues (e.g., no heat, active leaks, lockouts, or storm-related damage)
Stabilize and mitigate damage, coordinating follow-up repairs as needed

Qualifications
Residential maintenance/handyman experience across multiple trades
Strong diagnostic ability to isolate root causes and determine repair vs. replacement
Competent in: minor plumbing/electrical, carpentry, drywall, painting, door & lock hardware, appliance installs, and basic HVAC troubleshooting
Experience with landscaping and snow operations (plow truck, snow blower, salter)
Comfortable using a mobile work-order or CMMS app for tracking notes, photos, and parts in real time
Valid driver’s license and insurable driving record
Own and maintain core hand/power tools (company provides specialty tools as needed)
Able to pass a background check and drug screening (including caregiver check when required)
Physically able to lift 100+ lbs, climb ladders, and work in all weather conditions
Preferred Qualifications
Background in property management or construction
Basic backflow, confined-space awareness, or OSHA-10/30 certification
Light irrigation repair experience; pesticide applicator license (or willingness to obtain)

Key Performance Indicators
Work-order SLAs: Emergency (Immediate–4 hrs), Urgent (<24 hrs), Routine (<72 hrs)
First-time fix rate: ≥80% for standard issues
Preventive maintenance completion: ≥95% on schedule
Cost control: Materials and vendor spend within budget/approval thresholds
Safety: Zero recordable incidents; complete snow/ice service logs
