We are seeking a dynamic and experienced On-Site Property Manager with specialized expertise in Low-Income Housing Tax Credit (LIHTC) properties for a 100+ unit apartment community (100% tax credit) in the city of Riverside. In this pivotal role, you will oversee daily property operations, ensure compliance with federal and state regulations — including LIHTC, Section 8, and Fair Housing laws—and deliver exceptional customer service to residents. Your leadership will foster a vibrant community environment while managing leasing, maintenance coordination, and administrative functions with precision and professionalism. The ideal candidate will have managerial, leasing and tax credit experience and is customer-service oriented.
Must be able to handle all tenant issues in a professional manner.
DUTIES:
Meets and greets prospective and current residents.
Conduct the annual recertification for all residents in accordance with Company and tax credit guidelines.
Interacting with current and prospective residents.
Inspects models and “market-ready” vacancies to ensure cleanliness.
Fosters a positive, active and collaborative relationship with residents, communities and associated agencies.
Handle all aspects of leasing including, but not limited to touring, accepting and processing applications, phones, call backs and thank you cards.
Preparation of correspondence such as rent charges, eviction notices, collections, etc.
Complete tenant move-ins and move-outs in compliance with all company procedures.
Conduct unit inspections.
Maintain the safety and security of the apartment community at all times.
Daily reports.
All other duties assigned by Supervisor.
QUALIFICATIONS:
Ideal candidate will have a minimum of 2 years Tax Credit experience
Yardi Voyager, RentCafe experience required
Bilingual Spanish/English preferred
Basic math proficiency required
Outstanding customer service skills
Highly motivated and able to work independently
Excellent organizational skills; attention to details, strong verbal and written communication skills
Works patiently, professionally and cooperatively with future and current residents, providing exceptional customer service at all times
Preserves and respects resident and applicant confidentiality
