SUMMARY
The Operations Manager is responsible for the management of all operations related to the church at Mooring Line Drive and its property. This position is responsible for the day-to-day general cleaning of the church and all the daily setups. The position is responsible for the overall condition and appearance of the church with an emphasis on the exterior of the campus that includes two buildings, sidewalks throughout, playground, a columbarium, and multiple points of entry. The position also manages improvement projects, diagnoses issues, completes inspections and recommends immediate and long-term solutions, maintains both short-term and long-term preventative maintenance and improvement schedules. The Operations Manager will also be responsible for managing the building service needs at the Emmanuel Church on Oil Well Road. This position reports directly to the Director of Facilities.
ESSENTIAL DUTIES AND RESPONSIBILITIES
General Cleaning & Setups
Oversee and conduct a comprehensive daily, weekly, monthly cleaning schedule for the church; bathrooms, Sanctuary, Hallways, Offices, Life Center, Learning Center, Chapel, Community Room, Conference Room, Nursery, Kitchen, and Entryways.
Oversee and conduct all set-ups and breakdowns:
o Check daily with the scheduling manager (Gina), to acquire all daily and upcoming setups, or breakdowns that need to happen.
o Manage all set-ups and breakdowns.
o Prioritize all setups and procedures for Sunday morning. Work with the hospitality coordinator.
Daily walk around the campus and through the building to check for anything that might be unusual or out of place and address as needed.
If a part-time custodian is needed, the Operations Manager will hire and manage this person.
Order all cleaning supplies and paper products.
Building, Landscape & Hardscape Management
Oversee grounds and condition of landscaping and hardscape including building exteriors, sidewalks, parking areas, and landscaped areas.
Routinely tour buildings, checking on occupants and facilities to establish good relationships. Follow up on items needing attention.
Regularly inspect and diagnose issues and recommend immediate and long-term solutions to ensure security, maintenance, and proper working conditions of all areas.
Develop and manage a preventative maintenance and inspection plan to provide safe, clean, and well-maintained facilities.
Work to ensure that all building systems, buildings, and exterior areas are properly maintained, through a system of scheduled preventative maintenance.
Resolves problems and maintains records and statistics, which can aid in preventative and predictive maintenance approaches.
Work with safety and security matters: alarm system, elevator, and doors.
Project Management
Work with supervisor to plan and budget for all projects, large and small. Work on a plan for estimating reserves needed for large projects.
Collaborate with church to develop, plan, and complete all projects involving the buildings, landscape, hardscape, and all systems.
Understand capital and maintenance budget, collaborate with Director to prepare requests for proposals, seek qualified vendors and contractors, provide review of proposals, qualifications, and scopes of work to proficiently select vendors and contractors to perform work and implement projects.
Negotiate effective cost-saving strategies without sacrificing the quality of materials or work and ensure budgetary constraints are followed.
Oversee construction and renovation projects to improve efficiency and to ensure that facilities meet environmental, health, and security standards, and comply with government regulations.
Participate in strategic planning in optimizing space utilization and future use of space for the church.
Systems Management
Understand and assist with management of all systems, including technical operations and current best practices related to irrigation, HVAC, plumbing, electrical and security systems, elevator and fire safety.
Coordinate with all contractors as required for advanced maintenance and repair of systems or replacement of system components.
On call response to emergencies related to all church systems and collaborate with safety and security and other staff related to all emergencies or accidents on campus for purposes of response, recovery, incident reporting and to remedy any physical problems contributing to the emergency.
Oversee the maintenance and repair of machinery, equipment, and electrical and mechanical systems.
Compliance Management
Assist with ensuring that facilities compliance programs are followed including fire systems and inspections, elevator inspections, kitchen equipment inspections and maintenance, waste management and recycling, and coordinate with safety and security staff for AED, lockdown and lightning alert systems as needed.
Conduct annual accessibility audit and develop recommendations for improvements, as necessary.
Ensure projects are properly permitted and in compliance with local, state, and other regulatory guidelines, requirements, and best practices.
QUALIFICATIONS, EDUCATION, AND/OR EXPERIENCE:
Bachelor’s degree is required, preferably in a related discipline.
At least 5 years’ experience in a Facilities leadership role of similar size and scope is required.
Demonstrated strong Facilities project management knowledge and experience required.
Proficient in Google and Microsoft Office Suite applications, including Word and Excel; experience managing a work order ticketing system and utilizing a space reservation system.
Ability to read and understand reports, blueprints, plumbing, electrical, HVAC, and irrigation layouts.
Demonstrated experience in preparing budget requests and complex reports for administration and governance to understand and make necessary higher-level directives and budgetary decisions.
Strong communication and interpersonal skills are required to relate effectively with contractors and staff and communicate with and keep the Director of Facilities informed.
Proven ability to coordinate and support complex projects for renovations, small building projects, and management of the physical campus.
Ability to resolve complex daily issues, understand complicated compliance requirements, standards, and best practices.
Available to work during evenings, on Sundays, and over holidays to minimize the impact of projects on activities and programs.
Physically, this position requires performing activities that require movements such as lifting and carrying up to 25 lbs. frequently and up to 50 lbs. occasionally, climbing including ladders, balancing, walking, stooping, reaching, pushing, manual dexterity, and handling of furniture, equipment, and materials.

Valid driver’s license is required to drive company vehicles and equipment.
