Construction Project Manager

At Eastwood Development, the Project Manager plays a pivotal role in overseeing the construction and delivery of projects while serving as the primary liaison with our clients, design partners, and subcontractors. This position ensures that every project is executed to Eastwood’s standards of quality, safety, and client satisfaction. Responsibilities include contract preparation, on-site coordination, quality control, cost management, and full oversight of project operations from pre-construction through closeout.

MUST HAVE EXPERIENCE IN THE CONSTRUCTION INDUSTRY

Key responsibilities include, but are not limited to:

Project & Contract Administration

Develop and manage project budgets and contracts, including cost estimating, value engineering, and forecasting.

Prepare, execute, and maintain all project documentation to ensure alignment with Eastwood Development policies and client requirements.

Review and approve change orders, subcontractor invoices, requisitions, and other billings in collaboration with the Project Accountant.

Construction Oversight & Coordination

Monitor & Coordinate subcontractor performance to ensure compliance with contract requirements, safety standards, specifications, and schedule.

Work closely with the Superintendent to manage construction progress, sequencing, logistics, and field operations.

Review design documents, architectural drawings, and building specifications; provide recommendations that help clients achieve project goals.

Risk Management & Quality Assurance

Identify and resolve complex construction issues by coordinating with internal and external subject matter experts.

Ensure projects meet all quality expectations, safety standards, and contractual deliverables.

Maintain accurate logs, submittals, RFIs, samples, and all project communications.

Leadership & Team Collaboration

Lead project team meetings, delegate responsibilities effectively, and hold team members accountable while fostering a collaborative, solutions-driven environment.

Provide direct oversight, mentorship, and development to Project Engineers, Interns, and other support staff.

Represent Eastwood Development professionally with clients, community partners, and subcontractors.

Project Closeout

Deliver all required closeout materials—including warranties, manuals, and training documentation—to clients.

Prepare and present operational reports and updates to Director of Operations.

Safety

Work in partnership with the Superintendent to enforce Eastwood Development’s safety policies and procedures.

Supervisory Responsibility

This position provides direct and indirect supervision to Project Engineers, Interns, and other project support staff.

The Project Manager is expected to model Eastwood Development’s work ethic, professionalism, and commitment to excellence.

Position Type & Working Conditions

Full-time hybrid position (job sites range from CA to OR).

Role requires on-site presence as needed.

Must be able to navigate job sites and lift up to 40 lbs.

Primarily travel during business hours.

Required Education, Skills; Experience

Bachelor’s degree in Construction Management, Civil Engineering, or related field Preferred.

5–7 years of construction experience—preferably with a development-driven builder.

Demonstrated ability to manage all aspects of project delivery for varying sizes and scopes.

Strong client-service orientation and reputation for accountability and follow-through.

Knowledge of:

Construction methods, materials, techniques, and equipment

Architectural and engineering design processes

Layout, surveying, sequencing, scheduling, and means & methods

Budgeting, cost control, and estimating

Building codes, ordinances, and regulatory requirements

Contract documents and project administration procedures

Ability to:

Interpret drawings, schematics, specifications, and technical manuals

Communicate effectively—verbally and in writing—with clients, partners, and team members

Manage workflows, schedules, and resources with precision

Negotiate and manage contracts

Lead teams and offer technical guidance to architects, engineers, and contractors

Use construction software tools (MS Project, Bluebeam, Excel, BuildingConnected, Estimating Software, etc.)

Resolve conflicts, drive solutions, and maintain project momentum
